Delmar Boulevard in the City of St. Louis has long been identified like a railroad track that separates the good part of town (South) from the bad part of town (North). This “Delmar divide” has been turned into Delmar Divine by promoting development investment economic activity and just general success for the community north of Delmar Boulevard. The project itself is the renovation of the historic St. Luke’s Hospital, first constructed in 1904 at the time of the St. Louis World’s Fair. The purpose of this development is to provide affordable living environments for essential workers, such as teachers, nurses, police, social workers, etc. The office commercial components provide a highly collaborative environment for nonprofits and other similar organizations that serve the better social good. A new team has been assembled to work with Seneca to develop Phase 2, which is expected to start in the summer of 2025.
